A stiff faucet handle is almost always cartridge wear or mineral buildup from hard water — both common in LA County and Orange County. The cartridge is the internal valve that opens and closes water flow; when it crystalizes with mineral deposits it becomes hard to turn and eventually fails open or closed. We pull the handle, inspect the cartridge, and either clean and re-lube (silicone-based plumber's grease) or replace with an OEM cartridge. Universal cartridges work but OEM gives the manufacturer warranty.
Uneven shower temperature usually means the pressure-balance or thermostatic valve at the shower needs adjustment, replacement, or balancing against system pressure. If the building has both hot and cold dropping out of regulation, we install or service the PRV at the main. For pressure-balance valves we set the high-temp limit stop at 105–115°F per code. For thermostatic valves we calibrate the temperature limit and verify the flow rate against the rough-in spec. Plumbing Squad's CSLB #1081283 covers all valve work.
Touchless faucet issues are usually one of three things: sensor calibration drift, low battery or AC adapter failure, or sensor lens obscured by dust/mineral buildup. We clean the sensor with a soft cloth and isopropyl alcohol, reset the sensor calibration per the manufacturer (Moen MotionSense, Delta Touch2O, Kohler Sensate each have specific procedures), and verify power delivery to the solenoid. For frequent failures, the solenoid valve at the base may need replacement — a common wear item after 5–8 years.
